History of the Group
FIM Group of Companies has been working in the Ukrainian market for over 13 years in different areas of economy. Within this period of time Oksana Yelmanova has successfully played a role of a manager and a co-founder in various businesses: media-publications, video production, legal consulting, wholesale, retail, transportation and real estate. The transition from one business direction to another was determined by evolutionary development of the economy in general, and of business in particular.
FIM started as a wholesale and retail company Bolshaya Medveditsa in 1996 in Kyiv. Within a couple of years, the company developed a vertically integrated business model which included its own fleet of trucks, warehouse complex, wholesale and retail business. The next step was the establishment of cargo transportation services that later on evolved into a new successful company BM-Trans. Today BM-Trans is one of the key players and leaders of the Ukrainian ground transportation market.
In 1999, when profit margins on wholesale trading started dropping down, the decision was made to establish a centralized unit that would analyze business opportunities, manage and control all businesses and operational processes in order to increase the company's efficiency through investments diversification (Dannmar Scandinavia Aps).
In 2000, co-founders decided to exit from the wholesale business, and as a result sold a warehouse complex "Beta" near Kyiv to Kuehne + Nagel. At the same time, having foreseen an increase in demand for professional commercial real estate Bolshaya Medveditsa got restructured into two independent companies BM-Group and FIM Consulting.
FIM Consulting became the first company of FIM Group of Companies primarily focusing on the development of commercial real estate in Ukraine. The first successful projects of the company were the two shopping centers under the name Kvadrat, jointly developed with 21st Century, Ltd (later re-organized into "XXI Century"). In 2006, FIM opened the first and the largest in Ukraine class A logistics complex for two large tenants: Kuehne + Nagel and DSV.
Having successful experience in close co-operation with the leading international companies, FIM at a certain stage of its development started applying the best business practices while capitalizing on the immerging opportunities in Ukraine. The business partners of FIM include: Nestle, Volvo, Mercedes-Benz, Kuehne + Nagel, DSV, BM Trans, Colliers, Thomas and Adamson, DTZ, Salans, BDO, Deloitte, Home Credit Group, Raiffeisen Bank, QBE, bank "Finances and Credit", UniCredit Bank, Dragon Capital, Oracle, Bureau Veritas, state-owned enterprises Ukrpochta, Odessa Commercial Sea Port, Illichevsk Commercial Sea Port and others.
FIM Group of Companies takes an active part in various conferences, exhibitions, seminars, forums and other events, dedicated to commercial real estate; it regularly participates in MIPIM exhibition; FIM is a member of the Ukrainian Building Association, the Ukrainian Association of Investment Business and the American Chamber of Commerce.
