Top 10 developers the most well-known in professional community

Developers' business is enough young in Ukraine. Nevertheless there have already appeared its "fossils" both among companies and their top-managers. Whom do representatives of the domestic development consider to be the most prominent figures of the market? We can see it at the "Top 10 developers the most well-known in professional community" rating in BB. Apparently, serious impact on the results of the rating was made by the personal promotion of the developers. Real estate development business in Ukraine is in many respects personal after all. It is notable that large quantity of figures from the last year's BB rating about the most professional top-managers in development moved on to this rating.
The rating was charted on the basis of questioning 27 development and consulting companies in Ukraine. Every respondent was asked this question: "Who is in your opinion the most prominent top-manager of the development companies in the development market of Ukraine". Altogether respondents named 73 top-managers. Noteworthy that by no means all named persons are developers. Fairly often were named the names of consulting companies' representatives, builder-companies and general contactors. It is clear that they were not taken into account.
As a result, only 10 more frequently mentioned developers got into the rating. They are ranged by the amount of mentioning - from the greatest to the least. If several developers had the same number of mentioning they were placed in alphabetical order.
The first seven leaders were defined almost at once, and while getting the final results their list practically didn't change. With evident preference the leaders were: Lev Parchaladze ("XXI Century") and Nikolai Tolmachev ("T.M.M.") - 21 and 17 mentioning accordingly. It would be good to mention that last year in March BB published on its pages "Top 10 most professional developers" rating which was also based on the questioning of professional community. The specificity of the last year's rating slightly differed - the questioning was based on such criteria as effectiveness of companies' work guided by a top-manager, the amount of objects, presence of effective company's strategy, its positive epigenetic, growth of company's cost and investment attraction and usage of up-to-date methods of business management. However noticeable influence on the results of both ratings was made by personal promotion of the developers because this business in Ukraine is mostly personal. As the result interesting seems the fact that the list of the persons who entered the second rating didn't change much. But there appeared some new names as Alexander Kostyuk (HCM Group), Sergey Kas'yanov (ICD Investment) and Ler Klemeng (GLD Invest Ukraine).
Every top-manager who entered the rating was asked a number of questions: "Which of your professional achievements was of the most significant for you", "What failure do you consider to be the main in your professional activity", "The most difficult project in your practice", "what would you occupy yourself with if you had to leave development", "Whom do you consider to be your primary competitor" and others. As discovered, leaders of domestic development market prefer not to stay in one scope of activity for long. Most of them have many-sided interests and know in which course to direct their energy in case if they leave development. As to competition in the market, it didn't form yet judging according to the rating results. Most of the rating leaders were not able to answer the question whom do they consider to be their primary competitor but mostly we could hear such answers as "the market haven't formed yet", "there is place for everybody", "we are more likely to be partners than competitors".
Rating is the evaluative opinion of the sources and editor's office and cannot be used as official information.
All the information which is published in the magazines is granted to participants. Companies which didn't present information or presented information untimely or in corpore was not taken into account while charting the rating.
Such companies as Compas-development, Соncord, DeVision, Immo Industry Group, Gilyoner, GLD Invest Ukraine, Global Solutions, HCM Group, Knight Frank, Real Estate Solusions, Silver Center, SV Development, Ukrainian Development Partners, "XXI Vek", "Gerz", "Dialogue - Classic", "Dneprekologiya", "Zagorodnaya jizn'", "Zolotue vorota", "Logos development Group", ... "Obolon'", "Miskjytpobut", "Novograd", "Tiko-construction", "T.M.M." took part in the questioning. The companies' votes for their own managers were not taken into account.

Since 1995 - co-founder of "Juridical Consulting Company". 1996-2003 - Vice-President of BM Group Corporation. - About 10 years.
- The most significant professional achievement?
- Decision about the conversion of BM Group and making FIM Consulting an independent management company.
- The main failure in your professional activity?
- A failure means a serious disappointment. There were no disappointments that's why there were no failures. There were mistakes but we made conclusions and learnt by them.
- Life's credo?
- It is better to do a little deal than to give a big hope.
- What qualities does a top-manager of a development company need to possess?
- Logic cast of mind, ability to analyze, wholesome ambitions (ability to hear and to listen to the people, who are not competent yet but can express some good ideas), thirst for new knowledge, intellectual curiosity and creative approach.
- The biggest personal deal or project?
- Syndicated loan attracted in 2006 form two banks: HVB-Ukraine and Bank of Austria Creditansalt AG on the total sum of $21,5 million. The purpose of getting a credit is refinancing of FIM Group of Companies' own capital which was invested into the building and reconstruction of two put into operation projects.
- Was it the most difficult project?
- As for real estate projects, every in one's own way is difficult. However the most difficult project turned out to be the conversion of FIM Group of Companies' corporative structure which is related to the strategic change of companies' development.
- Which is the most interesting information that you found out about yourself from mass media?
- I haven't managed to find out anything "new" yet. Thanks to the journalists for not making any tales.
- What would you occupy yourself with if you had to leave development?
- Very likely that I would direct my energy toward social and political course. But it will happen only in the case if I would have clear perception of what I'm doing it for, for whom I'm doing it and what result it would bring.
- Who is your main competitor?
- Creative and system-defined companies who are ready to stand the test of power, glory and crisis. It is very hard to name a competitor company. Real estate market in Ukraine only begins to develop actively - there is still place for everybody. That's why we are more likely to be partners than competitors.
